The Ministry of Defence has notified revised building regulations for Belagavi Cantonment, doubling the Floor Space Index (FSI) from 1 to 2 and increasing the maximum building height to 16 metres. These changes, published in the Gazette on October 12, aim to facilitate the redevelopment of older properties and optimize land use within the Cantonment area.
The FSI increase allows property owners to develop twice the built-up area previously permitted, subject to other applicable building requirements. This adjustment is particularly significant for owners of ageing structures seeking to redevelop their plots. The raised height limit to 16 metres further enables vertical development in an area where land availability restricts horizontal expansion, potentially enhancing the commercial viability of redevelopment projects.
The FSI enhancement had previously received approval from the Directorate General of Defence Estates before being forwarded to the Ministry of Defence. With the Gazette notification, the long-pending amendments to the existing Cantonment building bye-laws have entered the implementation phase. The Belagavi Cantonment Board is expected to initiate the statutory process by publishing a public notice, inviting objections and suggestions from residents and stakeholders. A 30-day window will be provided for the public to submit their views before the revised rules move towards enforcement.
